Start with the condition

Know what you’re
replacing, and why.

A replacement may be worth discussing when roofing materials are showing widespread wear, problems keep returning, or you’re planning a larger improvement to the home.

An inspection helps separate a repairable concern from a broader roofing need. We’ll explain the recommendation so you can make an informed decision.

Your replacement conversation

  • Current roof condition and areas of concern
  • Material options and the look of your home
  • Decking, flashing, and ventilation considerations
  • Scope, exclusions, and written pricing
  • Scheduling, property protection, and cleanup
What’s underneath matters

What’s underneath
your roof matters.

Shingles are only the part you see. The roof decking beneath them provides the supporting surface for the roofing system.

Some conditions cannot be fully evaluated until existing materials are removed. If exposed decking is deteriorated or unsuitable for proper installation, we’ll explain the necessary correction before covering it with new roofing.

Age, staining, or cosmetic imperfections alone do not automatically mean replacement is needed. The question is whether the decking is suitable for the selected system.

01, IDENTIFY

Check what’s underneath.

Assess exposed supporting surfaces before new materials cover them.

02, EXPLAIN

Document what we find.

Show you the condition, with photographs where practical, and explain why correction is needed.

03, AGREE & CORRECT

Follow the agreed process.

Handle added work through the proposal or approved change-order process, then install over suitable supporting surfaces.

Fix what needs to be fixed. Then install it right.

Beyond the roof covering

Build the complete system.

Suitable decking is the starting point. Flashing around chimneys and walls, valleys, penetrations, and roof-edge details must also suit the selected roofing system. We evaluate these connections as part of the replacement scope, including whether a chimney cricket is needed.

A complete plan

Details make the difference.

Before the work

Understand what’s included and how the project will be coordinated.

During the project

Keep communication open as the existing roof is removed and the new system is installed.

At the finish

Review the completed work, cleanup, and relevant product documentation.

Replacement questions

Can my roof be repaired instead?

That depends on the condition and extent of the problem. An inspection is the starting point for a repair-versus-replacement conversation.

How much will a new roof cost?

Roof size, shape, access, materials, and the condition beneath the existing roof all affect the scope. We’ll discuss pricing for your specific home.

What materials can I consider?
